InterPark Office Campus, Parsippany, NJ _____________________ 76,000 SF

Resurrection of a 20 year old vacant site
  • Previously called the “Eyesore of Morris County”
  • Redesign of the original buildings into a ‘Class A’ office campus
  • Easy access to both I-80 and I-287
  • 50% leasing of either building will obtain naming rights
  • Recognition by over 200,000 vehicles per day
  • Modern roofing system, and contemporary exterior
‘LEED Silver’ designation by the U.S.G.B.C.

Like history in the remaking…CCI builds out interior space for Class A, $15 million, 76,000 SF, 4-story office building in Parsippany, NJ, where previously, an abandoned steel skeleton frame cast a shadow over the landscape for more than 20 years, at the crossroads of Interstates 80 & 287.

In Morris County, the former Oak Lake Plaza development site, will now be known as InterPark Office Campus, a 13.5 acre $50 million office park. An additional, 109,000 SF building will start construction as soon as the first building is 50% leased. Begun in the early 1980’s, ground was broken with the foundations for two office buildings and the steel erected, but never completed, for the first building. The site had languished for 20+ years and been called by the media, the “Eyesore of Morris County”.

The original developer’s carefully executed site plan is now further enhanced by the redesign of the original buildings into a true ‘Class A’ office campus for the 21st Century.

The buildings’ exterior walls combine flamed and polished granite panels with hi-tech black glass in brushed aluminum. The full-height atrium feature precious wood and granite accents surrounding glass-backed elevators. Under-building executive parking, on-site food service, fitness center, high-speed data connectivity and footbridge access to beautiful Veterans Memorial Park round out the campus amenity package.

Perhaps the most unique feature of InterPark Office Campus is its visibility from Interstate 80 and its easy access to both I-80 and I-287. Both buildings will front directly on I-80 and offer unequaled visibility. A tenant leasing 50% or more of either building will obtain naming rights and plenty of recognition by the drivers and passengers of over 200,000 vehicles per day.

The project team restored the steel structure, and capped it with a new state-of-the-art roofing system, as well as an eye-catching granite and glass exterior. They actually researched, tracked down and procured the striking rose-colored granite panels long forgotten in storage more than 20 years ago.

The handsome new building was constructed and equipped with the most advanced energy-saving technologies and materials that will insure performance more than 20% better than ASHRAE standards. 100 InterPark Boulevard actually exceeds the sustainability requirements for ‘LEED Silver’ designation by the U.S. Green Building Council.

300 Fairfield Road, Fairfield, NJ ___________________________ 418,000 SF

Led the restoration of Curtiss-Wright Plant
  • A new warehouse building was constructed over the existing infrastructure
  • Incorporating modern loading facilities and state-of-the art mechanical systems
  • 15+ acres of warehouse space and corporate offices
Provided 400 manufacturing jobs in Fairfield, NJ

At 300 Fairfield Road, history gratefully repeats itself, where in the early 1940's, the 417,744 SF factory housed an army of workers around the clock, manufacturing vital aircraft parts, and most importantly, where they 'banged-out' propellers for the Boeing B-29 Superfortress, the unrivaled bomber of World War II fame.

After decades of vacancy and decay, this once proud monument to victory is restored, and in its new life ‘serves’ as a $40 million headquarters and manufacturing plant for Middle Atlantic Products Inc., complete with warehouse space and corporate offices, in a building that covers an area equal to the size of 12 football fields.

There, a cadre of highly skilled workers harness the most sophisticated lazer-cutting and metal fabrication equipment in the world to 'bang out' steel enclosure systems to house and safeguard diverse digital components which are crucial to the successful operation of business worldwide.

Middle Atlantic Products and founder Robert Schluter also deserve praise for bringing 400 manufacturing jobs to Fairfield, NJ, instead of exporting jobs oversees or outsourcing them to other states, where they also have operations.

Originally built in 1940, the original manufacturing plant had to be demolished, leaving an existing two-story office structure, warehouse foundations and floors. A new, 28’ clear height warehouse building was constructed over the existing infrastructure, incorporating modern loading facilities and state-of-the art mechanical systems.
